What Can We Expect From the Hays County Real Estate Market in August?
August is bringing a market that feels much more balanced and intentional than the frenzied market we experienced a few years ago - and honestly, that can be a good thing.
Hays County continues to offer buyers more choices and more negotiating power. As of late June, the county had nearly 1,900 homes for sale, with homes taking roughly 46 days to go pending. Home values were down about 4.8% year over year, while the median sale price remained around $460,000.
🏡 What does that mean for buyers?
Buyers have options - and that's a big deal. With more inventory and homes spending more time on the market, there's less pressure to make an instant decision. Buyers may have opportunities to negotiate price, closing costs, repairs, or even interest-rate buydowns, particularly on homes that have been sitting for a while.
💰 What does it mean for sellers?
Pricing matters more than ever. Buyers are educated, have more choices, and are comparing homes carefully. A home that is priced correctly, shows well, and is in great condition can still attract strong interest. Overpricing and hoping for a buyer to "just fall in love" is much harder in today's market.
📉 And what about interest rates?
Mortgage rates remain a major factor in affordability. As of August 10, the average 30-year fixed rate was around 6.76%, so buyers are still paying close attention to monthly payments.
The good news? You don't have to time the market perfectly. If the right home comes along and the numbers work for you, today's market can offer opportunities that simply weren't available when competition was at its peak.
As we move through August and toward the fall market, I'm watching inventory, interest rates, days on market, and price reductions closely. The Hays County market isn't "bad" or "good" - it's simply different, and understanding that difference is where having a local Realtor can make all the difference.
